Ninety five percent of the staff is just horrible to deal with, not wanting to listen to you, cutting you off when you try to talk to them, and they assume what you want. You basically have to set up surveillance to prove your point and the best they respond with is "oh." They are lazy and refuse to do any work or research into a problem. They won't contact your hoa or owner like they should. They flat out lie to you saying your hoa is closed so they won't give you the number. A simple search gets the number and surprise... the hoa is open.

I am a current resident on River oaks dr, my husband and I stop at the office regularly asking to solve a problem about our bed(it's old and crooked, and it's not a solid bed it's 2 single beds pushed together)or if they can't solve it maybe get rid of it at all so we could buy our own bed and sleep comfortable. The first request about our problem was made in July and today is mid September literally nothing has been done , however every time you go there they promised you that somebody would call very soon and don't be so impatient. dont like the attitude of the women ( don't remember her name) either. Don't reccommend this office for a long term lease

Horrible experience. NEVER go here if you want an apartment. All these people care about is money, and not human life. My room is a joke I have NO laundromat, NO dishwasher, my rug is disgusting, the microwave barely works, stains on the walls when I first moved in, and I can go on with the list to be honest. I think a 2nd grader is smarter than Trey, he has no brain. Talking to him gets you no where. The other two are clueless, as well. I have a eating disorder & home sick & they refuse to let me leave until someone claims my room which will never happen because the room is a disgrace. They're a bunch of scammers & thieves. I'd recommend and STRONGLY advise to go ANYWHERE but here. I'll most likely be reporting them. HORRIBLE experience.

Incompetence and Rip-Off's

Dealt mostly with Jason Sullivan. Dealing with him was a comedy of errors and incompetence. Not to mention Moral Bankruptcy. He would go and put pre eviction notices up on our door and make us look like deadbeats to the neighbors after we already paid him, because he was too stunned to look in his desk for the post dated check. Also, prepare to get ripped off and have your damage deposit unlawfully confiscated. It's bad enough he won't have things fixed before you move in, but accuses you of breaking the very SAME things after you leave so he can get his greasy, grubby little hands on your money. Such was the case with the Microwave he billed us $90 for that was already broken before we moved in and he had charged the previous tenants for. If that is not the definition of Sleaze, I don't know what is. If it's not that, it's moving you into a half clean unit and it is charging outrageous rip off prices for the smallest of deficiencies when you leave it in better shape than you found it. Under the law, none of this is allowed or would stand up in court.

Contrary to what he will tell you, they are not allowed to charge for wear and tear, previously broken items, charge excessively for labor or parts and MUST show receipts. They are also not allowed to charge you NEW prices for old worn out items that have been legitimately broken as it must be pro rated. He is also not allowed to charge you for wear and tear marks on paint, which I know he charged the previous tenant for. How I know this is that when I told him not to bother painting as it didn't look that bad, and I wouldn't be there long, he gave me a secret wink and in a sly voice said "that's how we get his money from the damage deposit". The reality is, if anyone else but a property manager or landlord did this they would be criminally charged with embezzlement.

If you have this problem with him or anyone else in that crooked little shack, send them a DEMAND LETTER returning what you feel you are owed and why he is over charging you. When he ignores this, get competitive estimates and Subpoena all records relating to maintenance fee's charged to previous tenants for court and see how many people have been charged for the same broken item. Make no mistake about it, the overwhelming odds are that your money will get pilfered and plundered, and this was common knowledge amongst tenants. Just make sure you collect as much photo/video evidence as possible and get a material witness to make things easier when this goes to trial and you ask the judge for Bad Faith punitive damages.

In no way would I ever recommend this company. As far as Jason is concerned, I don't know how he even has the mental function to pull air into his lungs, let alone convince someone to give him a job. He is like the Bermuda Triangle. You don't explain it, you just avoid it. Most of these reviews are an obvious sham and are done by insiders. NOBODY who rented from them for more than a weekend and I mean NOBODY had any kind words to say about Jason or anyone else who works there. I heard someone use the term "snakes" and it isn't far off in my opinion.

I enjoyed working with Jason from Strand Management! He was so professional and knowledgable. He was thorough throughout the entire process! You couldn't ask for better rental/leasing assistance!!!

Beware

The complexes are nice--however, service is confusing. For example, the consultants do not clearly communicate with each other (varying stories) and the units are not clean upon move in (disgustingly not clean). What you should be aware of are the reviews below-before you are to pick up your keys/sign your lease you are asked to go to YP and fill out this form. I Buyer beware-not terrible complexes but certainly not great by any means and dealing with this company is the worst headache ever.



Update: be sure to document EVERYTHING. This company is shady. They love to deduct anything from you, regardless if you are not at fault. I highly recommend every correspondence be in writing along with taking pictures of every little detail upon move-in. I have been around rental properties my whole life and this one is the worst I have ever dealt with. The only reason why they have a high rating is they write their own reviews-fact.

Good Evening, We do appreciate the constructive criticism, but there are certain procedures we do have to follow when a tenant moves out of a property. A tenant is responsible to leave a property in the condition that he/she received it minus anything that might be considered natural wear and tear. At every lease signing this is explained to the renter. At every lease signing we give our tenants a move in inspection form to mark down any items that may be wrong with the unit. We advise every tenant that when they move in, we prefer for them to take pictures and send those pictures to us. Of course we do not want to charge for anything that a tenant has not done. For every move out we offer to do a pre move out inspection with the tenant so that they know our expectations, and what the tenant responsibilities are. Please note that anything posted by a member of the company will be clearly labeled as being posted by the company. Please note that it is listed as testimonials that we have received from our owners and tenants alike. We have never asked a prospective tenant or a new tenant to write a review. We have asked tenants who have either stayed with us for a long period of time or have gone through the move out process to write a review. Myrtle Beach---I have rented with Strand Management for the past five years. Brandy and Jason have been so helpful, friendly and polite. Whenever I need something all I have to do is call and they are more than willing to take care of whatever issue I have. It's nice to work with people who are both professional but still so friendly and down to earth. They are a breath of fresh air! More businesses should hire people that make their business appear to be a place that wants your business and also enjoys your business at the same time. Thanks Brandy and Jason for all you do! I am using different rental management companies to manage my investment properties in different states. I would say that Strand Management Group has so far been the best. The team (Brandy Reaves, Rosalie Strickland, and Jason Sullivan) in charge of longer-term rental is very professional and has been always there for answering my questions and dealing with my issues. I have recommended the group to several friends who are now also using Strand management Group to manage their investment properties for longer-term rental. Cheers!

If anyone is looking to lease a property in the Myrtle Beach, I would HIGHLY recommend Strand Management Group. This is primarily due to Brandy and Jason who work with long term leases. They are wonderful to work with, responsive and quick to respond to any issue that arises. I am leasing my third property with them and have leased from them for years. I have never had a negative issue arise, and am thoroughly pleased with my professional relationship with them. They are the best in the Grand Strand bar none. Give them a call!

The folks at Strand Management have managed our condo for the past several years. We do only long term rentals and they have kept our condo occupied with high caliber tenants. They stay on top of everything and keep us informed . They do a great job and I would highly recommend them to any condo owner looking for responsible on site managers.

I moved to my current residence, under dire circumstances....had 24 hours to find a place to live, due to my loser ex boyfriend. Strand Management was understanding and helpful, and expedited the move-in process. Throughout the year, they have gone above and beyond, to ensure my requests/needs were taken care of. Strand Management came highly recommended to me by a local real estate agent. I'm an investor with one property in MB and I reside in the Philadelphia suburbs. It was important for me to find someone that we could trust since we are so far away. They were very thorough with the screening process, it took a little longer to find a tenant but so far I am very pleased with the results.

I have rented with Strand Management Group for a few months as I relocated here for a job opportunity. Not knowing the area very well, SMG was very helpful in showing me a great condo for rent that was not even on the market yet! I told them my requirements and they placed me in the perfect place. I only needed to see one. I could not have asked for a better experience. They have also been very helpful post move as well and are quick to answer any inquires I may have. My move has been such a pleasant experience and I would recommend Strand Management Group to anyone who is new to the Myrtle Beach area in finding you a place to call home.
